What Happens During a Home Energy Audit
Arrival + walkthrough: understand specific customer issues and walk through the home
Collect home details: square footage, construction type, HVAC/water heater basics
Attic + crawl space inspection: insulation levels, ventilation, visible air leaks
Combustion safety checks: gas leak screening, CO measurements, draft/spillage testing (as applicable)
Blower door test: measures whole-home air leakage and helps us pinpoint where outside air is entering
Thermal imaging (often with the blower door running): reveals temperature differences that can indicate missing insulation and air leakage pathways
Analysis + energy modeling: estimates potential savings and helps prioritize improvements.
Report + recommendations: clear next steps, rebate eligibility, and the most cost-effective path to improve comfort and efficiency

A BPI energy audit is a required first step to understand the existing conditions of the home and create an energy model that shows potential improvements.

During your audit, we’ll review the rebates you’re eligible for. After the audit, you’ll receive a rebate summary with estimated amounts and next steps.

In most cases, rebates are applied as an instant discount off the project cost when work is completed through the utility program—so you don’t have to pay full price and wait for reimbursement.

How Rebates Work
How Long It Takes + What to Prep
Most audits take 2–4 hours, depending on the size and complexity of the home.
Please have your most recent BGE or Pepco utility bill available (paper or digital is fine).
Ensure we have access to the attic, crawl space, and your HVAC system / water heater.
If you have a fireplace, please remove ashes beforehand—the blower door test can pull loose ash into the home.
Most homes see the biggest improvements from air sealing first, then insulation—your audit report will show what makes the most sense for your home.
- Attic Air Sealing – Seal the gaps and penetrations that let conditioned air leak into the attic.
- Attic Insulation – Add insulation after air sealing to improve comfort and reduce energy loss (often R-49+).
- Attic Insulation Removal – Remove damaged or contaminated insulation (pests, roof leaks, moisture) so the attic can be properly sealed and reinsulated
- Financing – Ask about available financing options, including the CEA loan program (if eligible).
